Whether you are remodeling your current home, building a new home, proposing a large development, or constructing a commercial property, every project comes with a variety of circumstances that will determine the steps necessary to complete your building project in Gypsum.  

When developing plans for your project, please be sure to review the plan requirements, building codes, zoning regulations, and determine if your plans need approval from a design review board (DRB) or HOA before applying for your building permit. Construction on any project in Gypsum may not commence until you acquire a building permit from the Town via our online Building Permit & Plan Submittal portal.

You will need a building permit when:  

  • Planning or building a new home, commercial property, or development. 
  • Adding on to a building or your existing home including an Accessory Dwelling Unit (ADU).
  • Home improvement projects that require structural, electrical, mechanical, and plumbing changes.

Please remember, contractors involved with a project must have a contractor’s license with the Town and throughout your project you will need to be mindful of Gypsum’s Construction Hours & Site Conditions, as well as scheduling periodic building inspections.

Change Orders:  If during the process of construction, changes in construction methods, materials and /or designs are made or, are requested to be made, written approval of the these change(s) must be obtained from the Town BEFORE IT TAKES PLACE. Failure to comply with this regulation could result in a shutdown of the work until the change has been approved and inspected by the Town. 

Use Tax Refund:  For residential construction only, If you are planning to apply for a Use Tax Refund, please contact the Building Department Administrator to discuss this somewhat complicated process BEFORE making any building material  purchases for your project.
