All municipal zoning regulations are located under Title 17 and Title 18 of the Gypsum Municipal Code. 

Properties within the Town limits are designated with zoning categories that determine the uses that will be allowed to take place on the property. Please verify the zoning of your property with the Zoning Map. If you are in a Planned Unit Development (PUD), specific subdivision regulations may apply. Please contact us for further information. 

BASIC ZONING & DEVELOPMENT REQUIREMENTS

For more information on lot coverage, building, heights, setback requirements, and other restrictions:

Commercial, Industrial, Non-residential – 18.05.010

Residential – 18.05.020

How building height is measured – 18.02.380

Storage sheds less than 120 square feet may be placed up to 3 feet from a rear or side property line if they are not on a permanent foundation, can be moved, and are no closer than 3 feet from the property line. Absolutely no permanent structures may be placed on easements.

Note: Where there are no set back requirements, there is still a requirement to provide enough space for fire protection, parking, delivery routes, and sidewalks.

Other zoning activities or Municipal Code requirements may require additional permits unique to a specific property such as the need for signs, outside storage, variances, noise, etc.
